North Delta Title Company has the ability and resources to examine title and close loans for the entire state of Louisiana.
Residential Services
North Delta conducts all types of residential purchase and sale transactions from the negotiation and preparation of a purchase and sales contract to the final settlement of the sale. Our company facilitates every aspect of the transaction and works closely with the real estate professionals, the lender and the buyer and seller to insure that every settlement is fast, efficient and stress-free.
North Delta handles "for sale by Owner" transactions. We run full title searches of land records, or limited searches when requested. We also do UCC searches on a state and local level. We are experts in 1031 tax free exchanges, and offer escrow services for deposits, documents, and posting-closing matters. We prepare all settlement documentation and conduct and/or coordinate final settlement. North Delta issues title commitments, title policies and title endorsements for Stewart Title Guaranty, Fidelity National Title Insurance Company, First American Title Insurance Company and Commonwealth Title Insurance Company.
WHAT YOU SHOULD BRING TO CLOSING
Both buyers and sellers and/or their respective real estate agents are required to bring a few items to the closing to facilitate a successful transaction. Sellers may be required under the terms of the purchase agreement to provide at closing a termite inspection report issued by a qualified pest inspection company. If a money deposit has been given in conjunction with the execution of the purchase agreement, the seller or listing agent is responsible for bringing these funds to the closing.
Buyers are required to bring evidence of hazard and sometimes flood insurance on the property they are acquiring, and should make arrangements with their insurance agent as to who will be responsible for providing the lender's copy to the title company handling the closing. At most closings, buyers will be required to bring money for closing cost and any down payment they are making on the property.
Under Louisiana law, for any amount in excess of $2,500, the funds presented at closing must be in the form of either a cashier’s or certified check. Finally, as a practical matter, buyers should always check with their lender for any last minute conditions that must be satisfied to ensure timely loan funding.
Commercial Services
North Delta Title Company offers an extensive list of commercial services from lease negotiations and contracts, tax free exchanges, SBA loans, Federal Land Bank Loans, to commercial construction projects. We are experienced in condominium formation; corporation, limited liability company, and limited partnership formation.
National Relocation
North Delta Title Company houses a fully staffed Relocation Department headed by Cathy L. Gates, Manager of Relocation Services, with Relocation Specialist, Judy Lytle, and Post-closing Relocation Specialist, Christina Stark.
Miscellaneous real estate and legal work.
Our office provides many miscellaneous real estates services, such as, donations, release of liens, boundary agreements and partition deeds, grants of easement or servitude, obtaining no-work certificates, preparing building restrictions, lease agreements and lease purchase agreements.
While we are not a full service law firm, we do provide the following legal services: preparation and completion of successions (testate, intestate and ancillary) and tutorship proceedings and all administration proceedings required for authority to sell, mortgage or subordinate. We prepare foreclosure suits, follow them through to sheriff’s deed and we are also knowledgeable in suits to quiet tax title.
